Audit the CAM reconciliation, and the tenant notice that goes with it
Lesson 4 of 6 · Operate and hold
1 · Learn the move · Multi-persona
The annual CAM reconciliation your manager prepares goes out under your name, and every tenant with an audit right will read it looking for overcharges. On a site you are still building out there is a trap a finished center does not have: the manager maintains the whole property, including phase-two acreage and a shared stormwater pond, and the invoices do not sort themselves by what the leases let you recover. Two personas do the work in order. First, the tenant's reconciliation auditor, who reads every line against the lease's CAM article and gives each a verdict with the clause quoted, and recomputes the share and the admin fee from the lease's own definitions. Then the owner, writing the notice that goes with the corrected statement, which states only what the reconciliation supports, promises no refund amount before counsel has seen the findings, and admits nothing. Whether the pond serves only the built phase is a question for your engineer, with the approved stormwater plan, not for either persona.
Two passes. PASS 1, you are the tenant's CAM auditor: every line PERMITTED, NOT PERMITTED or UNKNOWN with the lease clause quoted; recompute the share and admin fee from the lease definitions, math shown. PASS 2, you are the owner: draft the notice that accompanies the statement, stating only what Pass 1 supports, with [CONFIRM] slots, no promised amounts and no admission. 2 · Your turn. You write the prompt
Your manager's annual CAM reconciliation for the retail phase at Harrow Crossing is ready to go to tenants. It charges a 15% admin fee, spreads costs over the leased area, and includes mowing across the whole site and the regional detention pond. Phase two, about nine acres, is graded and unbuilt. Gristvane Coffee's lease is the standard form and has an audit right. Before anything goes out, you want it read the way Gristvane's auditor will read it, and then a notice that commits you to nothing the numbers do not support. Write the prompt.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
