Why this is the one thing it refuses
Ask any general AI what a tract is worth and it will tell you. It has never seen the land, has no recorded sale in front of it, and it says the number in exactly the same voice it uses for the acreage. People wire money against that sentence. Platroom will not write it. Give it the sales and it will lay them out with their dates. Give it nothing and it says so.No study needed for this one. It is a rule, not a result.
It will not tell you what the land is worth.
Platroom puts AI on the ground work — county exports, owner outreach, deeds and legal descriptions, diligence and closing — with one hard rule: it never states a value, an acreage or a deadline it cannot trace to the record it came from. Anything it cannot verify comes back UNVERIFIED. It reads the record. You decide.
Built for
Rural acreage, infill lots, tax-delinquent, heirs property. Buying to resell or carrying paper. If you pull your own county records and have to defend what you paid, this is that work. Not brokerage and not appraisal — those are licensed acts and this door stays out of them.
What is the tract you could buy but could not defend buying?
Say it in your own words. I will work it on your records right now, and show you what I could not verify.

How land buyers put AI to work here
Your county exports, deeds, and owner letters
The work between a list and an offer, drafted from the records you already pulled.
It will not tell you what the land is worth
No value without the recorded sales behind it. The one number it refuses is the one that costs the most to get wrong.
The record, or nothing
Every acreage, boundary and date traces to a document you gave it. What it cannot trace comes back as what to go pull.
Outreach treated as a legal act
It drafts the letter and tells you plainly what to clear before it sends.
94 lessons, every tract
County records to offers to closings. The whole approach, county records through closing and carry, across 16 areas.

A general chatbot
“This 12-acre parcel is worth approximately $48,000, or about $4,000 per acre.”
It has seen no sale, no survey and no photograph. The number is fluent, confident, and the first person to test it will be your bank or your buyer.
Platroom
“I will not put a value on this. [NEEDS: recorded sales within 12 months and 5 miles.] From the three deeds you gave me: 8.1 ac at $3,100/ac (03/2026), 15 ac at $2,740/ac (11/2025), 22 ac at $2,190/ac (08/2025) — larger tracts sold lower per acre here.”
Every figure names the deed it came from. The conclusion is left where it belongs.
What is live, and what is not
Live now: the universal library counted above — grounding, verification, workflows, and Claude itself — plus Scout and the Skills. The fifteen tracts below are being authored. They are the plan, not the shelf, and this page will say so until they land.
Read the count above carefully, because two fifteens on one page invite the wrong conclusion: the lessons counted there are the shared library every door serves, and not one of them is land-specific yet. The fifteen areas it counts are shared areas. The fifteen tracts listed below are a different fifteen, and none of them is written. When that changes, this paragraph goes.
What is not here and will be said plainly: no published study, no checkout, and no state-by-state legal review behind the jurisdiction material. Treat every deadline, instrument and outreach rule on this door as a pointer to the county and to counsel, not as an answer.
Start with your own county
Bring the export you cannot get clean. Platroom is open while the tracts are written — nothing to buy and no trial clock. What we want back is the record that broke it.
