Turn three quotes into a debt memo for your partners
Lesson 5 of 6 · Construction and permanent debt
1 · Learn the move · Multi-persona
Once the quotes are in, the choice is no longer between lenders. It is between what each partner in your owning company is willing to carry. The partner whose balance sheet backs the guaranty reads recourse. The partner running the build reads the extension conditions against the schedule and what happens if a building leases slowly. The partner watching the money reads the all-in cost and the path to a permanent loan. A memo written from one seat gets relitigated in the meeting. The multi-persona move drafts the memo once from the quotes, then rereads it from each seat and adds what that seat will ask, pointed at the row that answers it or the gap that does not. Two rules hold throughout: every rate, fee and condition is quoted from a term sheet, never filled in, and the memo lays out the trade-offs without choosing, because the choice is the partners' and the operating agreement says how they make it.
Draft a debt memo for my partners from the three quotes below: options matrix quoted cell by cell, all-in cost set up for a calculator, trade-offs in plain words, no recommendation. Then reread it from three seats - guarantor (recourse), development (schedule and extensions), finance (cost and take-out) - and add each seat's questions, each pointed at a matrix row or a gap. [quotes] [our schedule] [what each partner cares about]
2 · Your turn. You write the prompt
Three construction loan quotes are in on the Quillan County project: a credit fund, a bank construction loan that converts to a mini-perm, and a bank construction loan paired with a life company's forward commitment. Your two partners in the owning company decide at Thursday's meeting, and each reads a loan differently. Write the prompt that drafts one memo and reads it from all three seats before you send it.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
