QC the loan package before it hits credit
Lesson 4 of 6 · Construction and permanent debt
1 · Learn the move · Red-team audit
On a construction loan the same figure lives in five places. Acreage sits in the survey, the approval letter, the appraisal and the application. Total cost sits in the budget, the application and the loan-to-cost line. Building area sits in the plans and in every LOI. When two of them disagree, credit does not pick one; it stops, asks, and prices the doubt, and you lose a week. Red-team your own package before it goes. Name the failure shapes so the review has somewhere to look - a figure that disagrees across documents, a load-bearing figure that lives in only one, a document older than the facts it should reflect, and an item the package refers to that is not there - and forbid the fix. The review does not reconcile, average or choose. It quotes both sides and hands the mismatch back to you, because the right number lives in a document, not in the model.
Attack my loan package before credit does. Hunt four shapes: MISMATCH (same figure, different documents), SINGLE-SOURCE (a load-bearing figure in one document only), STALE (a document dated before a change it should reflect), MISSING (an item referred to but absent). Quote every figure with its document and page. Never reconcile, average or pick the right number. End with a verdict and the three findings credit will ask about first. [package documents]
2 · Your turn. You write the prompt
Your Quillan County package goes to Severn Peak's credit team next week. It holds the application, the development budget, the construction contract, the appraisal, the survey, the approval letter, the will-serve letters and a leasing summary your analyst wrote. You suspect the site area and the budget total do not agree everywhere. Write the prompt that finds every disagreement before the lender's analyst does.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
