Position your space with a lease-comp survey on real economics
Lesson 3 of 6 · Pre-lease and lease-up
1 · Learn the move · Comparison matrix
Asking rent is the headline and the concessions decide the deal. A tenant comparing your proposal to two others is looking at free rent, allowances and term, whether or not they say so, and signed comps tell you what the market actually paid once those were in. The comparison matrix puts all of it in the same columns: your proposed terms, the competing quotes the prospect shared, and the signed comps you verified. Every cell comes from a pasted document or reads UNKNOWN, and the effective-rent row is set up as a formula with its inputs and handed to your calculator, never multiplied out in the chat. Two rules keep it honest. Free rent abates base only unless the document says otherwise, and allowances sit in their own row, not folded into rent. And the matrix never picks a winner or tells you where to price. It shows where your terms sit; the number is yours.
Build one matrix: columns for MY PROPOSAL, each competing quote the prospect shared, and each verified signed comp. Rows: base rent, term, free rent, allowance, escalations, then an EFFECTIVE RENT SETUP row with the formula and inputs, tagged [compute in your calculator]. Missing input: UNKNOWN, and no setup for that column. No winner, no recommended rent. [my proposal] [competing quotes] [signed comps]
2 · Your turn. You write the prompt
Your food distributor prospect for Marsh Oak Building 1 came back: two other owners have quoted them, and they sent you the headline terms of both. Your leasing team has also verified two signed leases in the corridor from last year. Your own proposal has an asking rent now, set by your team. One competing quote gives no allowance figure, and neither quote mentions escalations.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
