The space flyer that stays true to the facts
Lesson 4 of 6 · Pre-lease and lease-up
1 · Learn the move · Fact-check list
A flyer for a building still on paper is a set of promises about a thing nobody can walk. Every spec on it becomes something a tenant plans a racking layout, a power order or a move date around, and every one the building does not deliver is a misstatement made under your firm's name. The model writes a fine flyer in seconds and will add a parking ratio, round a clear height, call the power 'heavy' and describe the site as 'fully approved'. The fact-check list makes the flyer carry its own receipts: every line traced to a plan sheet, the approval, a will-serve letter or your term sheet; design specs labelled as designed; utility capacity only in the provider's words; entitlement status only as the approval states it. Anything without a receipt becomes a slot, and superlatives get a support-or-cut flag. The flyer can still sell. It sells what the documents say.
Draft a one-page flyer from these documents, then run the fact-check list: every spec cites its sheet and reads AS DESIGNED; power and water only in the provider's words; approval status only as the approval states it; any line with no source becomes [NEEDS: source]; any superlative gets [support or cut]. Return the flyer and the FACT-CHECK table. [plan sheets] [approval] [will-serve letters] [term sheet]
2 · Your turn. You write the prompt
You want a flyer for Marsh Oak Building 2, a 64,000 SF multi-tenant flex building designed but not started, to circulate to leasing brokers in the region. You have the architectural sheets, the approval letter, the electric and water will-serve letters, and your term sheet. Your marketing coordinator's draft headline reads 'Fully approved, heavy power, delivering 2028.'
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
