Read the escrow instructions to their conditions

Lesson 4 of 6 · Contract to close

1 · Learn the move · Constraints + negative instructions

Escrow instructions are the rulebook the escrow holder follows to record your deed and release the money. On a parcel bought as part of a block, the instruction that matters most is often the one that is missing. The deed records, but the access easement over the neighbour's drive was supposed to record in the same moment, and nothing in the instructions ties them together. So read the instructions to their conditions, with constraints tight enough that the model cannot drift into judgment. Quote each operative paragraph and give it a verdict, STATED or SILENT. Then cross-check: list what your contract says must happen at closing and mark which of those the instructions actually carry. Then the negatives, and they are absolute: never mark a condition met, never call the file ready, and never draft anything that directs the escrow holder to record or release. Whether a condition is met is the escrow holder's call with counsel. Your job is to see the gap while there is still time to fix it.

Read these escrow instruction paragraphs. For each operative term: verdict STATED with the paragraph quoted, or SILENT. Then cross-check the closing requirements in the PSA sections I paste and mark each CARRIED or NOT CARRIED. Never mark a condition met, never call the file ready, never draft an instruction to record or release.

2 · Your turn. You write the prompt

Your LLC is buying the second parcel in a two-parcel block in Brennock County. Your PSA requires the deed and an access easement over the adjoining owner's drive to record at closing, and a title policy insuring the easement. The escrow holder sends joint instructions. You paste paragraphs 2, 4, 6 and 8, and PSA sections 11.2 through 11.4. Write the prompt.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
