Say who you are, and give the real dates
Lesson 5 of 5 · The buying week
1 · Learn the move · Red-team audit
The model writing the letter changes nothing about who signs it. The rules, checked against Tennessee and Arkansas: Tennessee's wholesaling law requires written disclosure that you may assign the contract, and notice to the owner within days of assigning it [P]; marketing a property you do not own, for someone else, is licensed activity in both states, and one state's licensing body has said in print that it is watching [P]; an heirs property is owned in undivided shares, and one heir cannot sell the whole parcel, so nothing you write may imply otherwise [S]; redemption clocks come from the statute and the clerk, in writing, never from a model [S]; and every AI voice call or AI text to an owner needs that owner's prior consent, with one state capping monthly volume and registering callers [P], and the federal rule still unsettled in the courts [S]. Fake testimonials are a federal matter [S]. Three uses are plainly fine: researching parcels in public records and summarizing what you pulled; owner letters from verified facts, with a person as sender and the disclosures in them; and scripts for calls a person places, to numbers scrubbed against the no-contact list. The pattern that draws enforcement is AI calling or texting owners without consent; the fines in the first cases ran to millions [S]. No action yet names a land buyer [M]. The sentence to keep: say who you are and that you are buying for yourself, give the real dates, make no promises, and never use AI to call or text without consent. Draft copy, not legal, title or investment advice. Sources tagged [P] primary, [S] secondary, [M] unverified. Reviewed by: nobody yet.
Here are the rules I work under: [paste the rules above in your own words]. Here is a draft owner letter and a draft call script: [paste]. Act as the reviewer trying to find the line that gets me a complaint. For every sentence that breaks a rule, quote it, name the rule, and say what to write instead. Flag a missing assignment disclosure if the state requires one. Flag any line that states a value, a deadline, or what an heir can sign for. Flag any call or text the script has a machine placing. Do not soften the draft; only flag it. End with a checklist I can run before any letter or script goes out.

Each line names the source grade the lesson shows, [P] primary, [S] secondary, [M] unverified, and the day it comes due. Past that day, treat it as a question. Draft copy, not legal advice.

2 · Your turn. You write the prompt
A partner used a chatbot to write the Cane Ridge heirs a letter. It says 'we pay more than anyone', 'your redemption period has ended', 'sign today and your family's problem is solved', and is signed by the company with no person's name. The call script has an AI voice placing the first call. He wants both out by Monday.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
