Explain owner financing to a buyer in one page
Lesson 3 of 6 · Terms without trouble
1 · Learn the move · Audience persona
The buyer who needs terms is often the buyer least familiar with borrowing outside a bank, and the default explainer written for them is a sales page: easy approval, no credit check, own your land today. Every one of those phrases is a promise, and promises made to an individual about credit are exactly what regulators read. Describe the actual reader instead - careful, a little suspicious, reading every word twice - and the register corrects itself toward plain facts and room to say no. The persona does not loosen the spine. Every number on the page comes from your terms sheet, what happens after a missed payment comes from the draft documents in their own words, and the page tells the buyer to get their own attorney. The gate holds: a seller-financed note to an individual can be a lending-licence matter and a page describing credit terms can itself be regulated, so the page goes to counsel before it goes to anyone.
Write a one-page explainer of owner financing for this buyer: [describe the reader]. Use only the numbers on my terms sheet. Say what happens after a missed payment only in the draft document's words, or [NEEDS: counsel]. No 'easy', no 'no credit check', no comparison to a bank. Tell them to have their own attorney read it. Below the page, list what counsel must clear before it is sent.
2 · Your turn. You write the prompt
A retired couple wants parcel 22-0310-004 in Tenney County to park a camper on and asked you to 'explain how the payments thing works.' They have never borrowed from anyone but a credit union and they read everything twice. Your terms sheet is done and counsel has a draft contract but no disclosure forms yet. Write the prompt that produces one honest page for these two readers.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
