Servicing, late notices and the paper trail

Lesson 5 of 6 · Terms without trouble

1 · Learn the move · Verified-data override

A late notice looks like the easiest document in the business, and it is where sellers who carry paper get into trouble. The model knows what a 'typical' grace period and late charge look like, and it will quietly use them. The note you signed is the only source that counts, so tell the model its general knowledge is overridden: the due date, the payment amount, the grace period and the late charge come from the note and your payment ledger, quoted with the section, or they do not appear. Anything that sounds like acceleration, forfeiture or a threat stays out, because a default notice has its own required form and that form is counsel's. The paper trail matters as much as the notice: reconcile the ledger to the note before you send anything, and keep what you sent. The gate holds: servicing a note to an individual can itself be a regulated activity, so counsel approves the notice form before first use, and nothing here says the notice or your servicing is compliant.

Draft a late-payment reminder using ONLY the note and payment ledger below. Your general knowledge of grace periods and late charges is overridden - quote the note's section for every term and amount. First reconcile the ledger to the note and list any mismatch. No acceleration, forfeiture or threat language. End with what counsel must approve before this form is used.

2 · Your turn. You write the prompt

You self-service a note on a Callow County tract. The April payment has not arrived and it is now past the grace period in the note, you think. Last month's payment came in short and you never followed up. You want a firm, plain reminder, and you want the numbers right. Write the prompt that ties every figure to the note and the ledger.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
