Assemble the sources-and-uses that foots

Lesson 4 of 6 · Finance the land

1 · Learn the move · Recipe pattern

An assemblage has more uses than a single purchase and every one of them lives in a different document: three purchase contracts, a survey quote, a Phase I quote, title estimates, the lender's fee and reserve, the legal work of combining the parcels. A sources-and-uses built from memory will foot because someone made it foot, and the equity line is where the invention hides. The recipe runs the same every time: each use from its own document, cited; the debt as the term sheet states it; equity as the plug with the subtraction shown; a foot check set up for a calculator. A line with no document is a finding, not a number. When one parcel's price is still being negotiated, the table says so, and it also says how many other lines move when that price lands - because on a land loan sized on price, one missing number moves the loan, the fee, the reserve and your cash.

Run my sources-and-uses recipe on the documents below. Each use from its own document, cited. Debt as the term sheet states it. Equity as the plug, subtraction shown. Foot check set up for a calculator. Any use with no document reads [NEEDS: the document]. Then list every line that moves when a missing item lands. Do not fill a gap to make it balance. 2 · Your turn. You write the prompt

You are combining three parcels on the edge of Wexmoor County into one block of roughly 27 acres to hold. Two purchase contracts are signed and the third owner has not agreed a price. You have a survey quote, a Phase I quote, a title estimate covering two of the three parcels, and the land-loan term sheet. You need to know how much cash you bring. Write the prompt that builds the table without letting a plug hide the missing parcel.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
