Answer the LP due-diligence questionnaire from real facts

Lesson 4 of 6 · Capital, project by project

1 · Learn the move · Fact-check list

A family office or a small institution that sends you a questionnaire is going to rely on the answers, and a wrong figure in one is not a typo. It is a misstatement to someone deciding whether to hand you money. Developers get questions stabilised sponsors do not: how many sites you have taken to a hearing, how many applications were withdrawn or denied, what fees you pay yourself or related companies, and what happens when a project stalls in entitlement. The model's temptation is to answer those smoothly, and a smooth answer to 'has any application failed' is exactly the one that ends a relationship. The fact-check list makes every figure name its source document, and any question your facts do not answer reads [NEEDS: sponsor to confirm] rather than a plausible fill. Unflattering facts are answered straight. The gate holds: raising money from investors is a securities matter, the answers are a draft for securities counsel's review, and nothing says the offering is compliant.

Answer each question below only from the firm facts I paste. Under every answer, a FACT-CHECK line naming the source for each figure, date and count. Any question my facts do not answer reads [NEEDS: sponsor to confirm], never a plausible fill. Answer unflattering facts plainly, without spin. Do not state that anything is compliant. [firm facts] [project history table] [related-party fee schedule] [questions]

2 · Your turn. You write the prompt

A family office considering Corran Station sent a 30-question due-diligence questionnaire. You have your firm facts sheet, a project history table covering every site you have put under contract since 2016, the related-party fee schedule, and the questions. One of your applications was withdrawn after a commission continued it twice, and the questionnaire asks about exactly that.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
