The LP update and distribution notice that state, never promise

Lesson 5 of 6 · Capital, project by project

1 · Learn the move · Template pattern

An investor update on a project mid-build carries two kinds of sentence, and only one belongs in it. Reports state what the record shows: capital called, spend against budget where both figures are pasted, leases signed, a distribution that was paid. Promises say what comes next, and a promise to investors is regulated speech. The model drifts toward promises because updates everywhere end on 'on track'. A fixed template stops the drift by giving every kind of fact a home and none to a forecast: status by record, capital, leasing, the distribution notice, and a closing section that says what the update does not say. Letters of intent and signed leases get separate lines. A distribution is stated as paid, from the run. Tax goes to each investor's own adviser. No return is computed. The gate holds: raising money from investors is a securities matter, the update is a draft for securities counsel's review, and nothing in it says the offering is compliant.

Fill this template from the pasted records only: STATUS BY RECORD / CAPITAL / LEASING (signed leases and LOIs on separate lines) / DISTRIBUTION NOTICE (as paid, from the run) / WHAT THIS UPDATE DOES NOT SAY. A variance appears only where both the actual and the budget are pasted. No forward-looking sentence, no return computed. Missing figures read [NEEDS: the record]. [quarter records] [distribution run]

2 · Your turn. You write the prompt

It is the quarter after Building A at Ashgrove Commerce Park reached the occupancy your operating agreement uses to trigger distributions, and Building B is still going up. You have the quarter's capital account summary, the budget-to-actual report, the leasing tracker, the conditions register and the distribution run. Your budget report is missing the Building B site work line.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
