Level three vendor bids on real scope

Lesson 6 of 6 · Operate and hold

1 · Learn the move · Comparison matrix

Three site maintenance bids never price the same site. One mows twenty-two acres and one mows fourteen, and nobody says which acres. One includes sediment removal from the detention pond, one excludes it, one carries an allowance. The low number wins the meeting and the gaps come back as extras in the spring. A comparison matrix puts every bid on the same rows, quotes each bidder's own words in its cell, and marks EXCLUDED, ALLOWANCE or UNKNOWN rather than assuming coverage. Two rows matter more on land you are still building out. What the recorded stormwater maintenance agreement obliges you to do is the floor for pond scope, and a bid is only complete against that document. And whether a bid's acreage includes the unbuilt phase is the question your CAM recovery turns on, so the matrix names it and leaves it open. The model never ranks the bids and never states which acreage is right.

Level these three site maintenance bids in a matrix. Rows from the bids' own scope plus: acreage and area mowed, pond work against my recorded maintenance agreement, and whether unbuilt acreage is included. One column per bidder. Quote each bid; EXCLUDED, ALLOWANCE or UNKNOWN where it applies. Derived totals show math and are marked not leveled. No ranking. End with questions per bidder. 2 · Your turn. You write the prompt

The annual site maintenance contract at Harrow Crossing is up. Three bids came in: Coldharbour Site Care at $86,400 a year, Marl Valley Grounds at $71,900 and Tenfold Pond and Turf at $64,250. The site includes the built retail and flex phases, the apartment phase, a shared detention pond under a recorded maintenance agreement, and about nine graded, unbuilt acres of phase two. Your partners want a recommendation at the next call. You do not have the recorded agreement on hand. Write the prompt that levels the bids first.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
