Give it a role: title clerk, not closer

The same question answered by two different roles produces two different documents. Ask with no role and you get the average of everything written about land online, which is mostly marketing. Name the role and the register changes: a title clerk lists what is unresolved, a closer tells you why it is a great buy. You want the clerk. The rule that makes this work is that the role must be a job that reads records for a living - clerk, examiner, paralegal, county employee - not a job that sells. A selling role will reach for enthusiasm and enthusiasm is where invented numbers come from.
