Cap-rate trend: show the comps, then critique them

Lesson 5 of 6 · Pick the market like a fund

1 · Learn the move · Cognitive verifier

A developer who builds to hold does not sell, but the committee still asks where cap rates are heading, because it decides whether the building is worth more than it cost. That is where overconfidence does the most damage. A 'market cap rate' the comps cannot support tilts the whole case, and the model will produce one if asked. The cognitive verifier makes it show its work first: which comps, what dates, which carry both a price and an income figure. An implied cap is derived only where both are pasted and both describe the same thing. The trap the developer meets most is a comp whose income is a broker's projected figure rather than the in-place one: dividing projected income by a sale price produces a cap that no buyer paid. Then run a critique pass over the draft, state the direction with a confidence level, and keep the report's range on its own line.

Before stating any trend, list the comps with price, income figure and whether the income is in-place or projected as the source says. Derive an implied cap only where price and in-place income are both pasted, arithmetic tagged [verify]. Quote the report range on its own line. State direction with a confidence level. Then critique your own draft and fix it. [comps] [report range]

2 · Your turn. You write the prompt

Your investment committee asks where industrial cap rates are heading in Corvan County before approving pursuit costs on a 30-acre site. You paste four sale comps: Kestwood Distribution, $41,200,000, in-place NOI $2,720,000 (Feb 2026); Harrowmere Industrial, $22,600,000, NOI not disclosed (Mar 2026); Balfour Park Building 3, $35,800,000, NOI $2,330,000 described as 'broker pro forma' (May 2026); Tamsin Road Warehouse, $18,900,000, in-place NOI $1,210,000 (Jun 2026). A market report states a range of 6.00% to 6.75% (Q2 2026). Write the prompt.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
