Scope the appraisal you order, and know a BOV is not one
Lesson 3 of 6 · Value land you mean to hold
1 · Learn the move · Flipped interaction
When you order an appraisal you are the client, and the client's part is narrow: say what the appraisal is for, who will rely on it, which property, which rights, as of what date and under what conditions. The appraiser sets the scope of work, develops the value and signs. Most holders skip their part and get a report built for the wrong job - a hold decision valued for a lender who will not accept it, or a block valued parcel by parcel when the question was the block. So let the model interview you first. It asks the questions an engagement needs, you answer, then it drafts the request with every unanswered element marked UNKNOWN. The same discipline sorts the broker's opinion of value that arrived last week. A BOV is an opinion from someone who would like the assignment to sell. It is not an appraisal, and it is not what a lender, a court or a partnership agreement asks for when an appraisal is required. Read it for its comps, never for its number.
I need to order an appraisal on land I hold. Before you draft anything, ask me the questions an engagement request needs, as one numbered list, and wait for my answers. Then draft the request from my answers only, with UNKNOWN wherever I did not answer. Separately, tell me what the BOV I paste is and is not, and do not repeat its number as a value.
2 · Your turn. You write the prompt
Your LLC holds three contiguous parcels in Quillet County. A partner wants out, a lender has raised a land loan, and a broker who would like to sell the block sent you a BOV with a range. You want one appraisal ordered correctly, and you are not sure whether it should value the parcels separately, the block as combined, or both. Write the prompt that makes the model ask before it drafts.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
