Back into the max land price without inventing a number

Lesson 1 of 6 · Value land you mean to hold

1 · Learn the move · Recipe pattern

A holder buying land to split or build on does not price it off the neighbour's sale. You back into it: what the finished lots sell or carry for, minus every cost to get there, minus the profit you require, leaves the most the land can bear. The trap is asking the model to 'use reasonable numbers', because every line it fills is a figure with no document behind it, and the subtraction at the bottom inherits all of them. Use a recipe instead: a fixed stack of lines, each one a slot that names the document that feeds it - your engineer's concept for yield, your budget for site work, your loan quote for carry, your own market study for sellout. Yield is the line people skip. How many lots a parcel makes is the ordinance's and the engineer's call, not the seller's flyer and not the model's guess, and a zoning label is not a lot count. The model builds the stack and stops. The subtraction runs in your spreadsheet.

Build me a residual land stack for this parcel as a recipe: eight lines, each one a slot that names the document that feeds it. Fill nothing from general knowledge. Lot yield comes from my engineer's concept or reads [NEEDS]. Do not compute the residual. Write the formula and stop.

2 · Your turn. You write the prompt

A seller in Tamsett County is offering an infill parcel on Orchard Lane with a flyer that says it 'splits into six lots'. You have the flyer, your site-work budget from last year's split on Pine Row two streets over, and a draft loan quote. You have no engineer's concept yet. You want the residual framework built now, so the numbers drop in as they arrive, without the model accepting six lots or filling any line itself. Write the prompt.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
