Easements that cross the assemblage

Lesson 5 of 6 · Title, survey and the whole block

1 · Learn the move · Comparison matrix

On one parcel an easement is a line on one survey. Across an assembled block the same easements start doing things they never did alone. A driveway easement that let one lot reach the road now runs through the middle of your future layout. A utility easement described as 'over, under and across the property' has no located width at all. An access easement that benefits a lot outside your block is a right you cannot give away, because it is not yours. And an easement running between two lots you will soon own both of raises a question only counsel can answer, which is what becomes of it. A comparison matrix lays it out: instruments down the side, parcels across the top, each cell quoting whether that parcel is burdened, benefited or not named. The model fills cells from the instruments only and never says an easement can be released, moved or ended.

Build a matrix. Rows: every easement instrument below. Columns: each parcel in my block, then OUTSIDE THE BLOCK, WIDTH AS WRITTEN, LOCATION AS WRITTEN. Each cell: BURDENED or BENEFITED with the quoted words, NOT NAMED, or UNKNOWN. Then compare only located easements to my sketch, and list questions for counsel and the surveyor. Never say an easement can be released or moved.

2 · Your turn. You write the prompt

Your three Nantle parcels, 009, 010 and 011, carry four recorded easements between them: a 1962 driveway easement, a 1979 utility easement with no stated width, a 2001 drainage easement and a 2012 access easement you believe serves the lot to the north. Your concept sketch runs a new internal lot line east to west through 010. Write the prompt.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
