"Why is your offer so low?" answered straight

Lesson 2 of 6 · The seller call

1 · Learn the move · Verified-data override

This question has two bad answers. One is vague and defensive. The other is what a model writes when you ask it to help: a confident paragraph about what rural land sells for, which is a number from nowhere wearing a market's clothes. The seller will check it, and it will not hold. The straight answer uses only your file. Paste the offer, the comps you actually used, your own costs and your resale plan, and tell the model that those documents override anything it believes about land prices. Then it explains how you got to your number, says plainly that you are a buyer who resells and needs room to do that, and tells the seller the honest thing: they may get more by selling another way. It never says what the land is worth, and it never calls your offer fair market value.

Use ONLY the offer, comp sheet and cost list I paste below. They override anything you know about land prices. Explain to the seller how I arrived at my number, in plain words, citing my sheets. Do not state what the land is worth, do not call the offer fair, and say honestly that selling another way may bring more.

2 · Your turn. You write the prompt

You offered on parcel 06-5512-001 in Calder County. The owner, Earl Whitcomb, emailed: 'The county says my land is worth $61,200. Why is your offer so low?' You have your offer, your three-comp sheet, your cost list and the tax card. Write the prompt that answers him from your file and nothing else.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
