Screen the deal against each lender's stated box
Lesson 2 of 6 · Construction and permanent debt
1 · Learn the move · Fact-check list
A construction loan fails to place for reasons printed in the lender's own criteria: a pre-leasing minimum, a loan-to-cost cap, the guaranty it requires, a lending area, a maximum loan, approvals that must be final by closing. The week you lose is the week you pitched the wrong box. Screen before you call. Paste each lender's stated criteria and run your project through them one lender at a time: FIT, NO-FIT or UNKNOWN, each verdict quoting the criterion that decides it and naming the project document that meets or fails it. Your side is held to the same standard. An LOI is not a lease and counts for nothing against a pre-leasing test. An approval letter three weeks old tells you it was granted, not whether an appeal period has run. A criterion you did not paste is UNKNOWN and becomes a phone call, never a guess about what that kind of lender usually wants.
Screen my project against each lender's stated criteria below, one lender at a time. Verdict FIT, NO-FIT or UNKNOWN, quoting the criterion that decides it and the project document that meets or fails it. LOIs count as zero leasing. Approval finality is not assumed. Any missing criterion or fact on a decisive test makes the verdict UNKNOWN. End with a call list. [project documents] [lender criteria 1-4]
2 · Your turn. You write the prompt
Your Quillan County flex-industrial project needs a construction lender for Buildings 1 and 2. You have four lenders' stated criteria: a regional bank, a credit fund, a life insurance company and a community bank. Your leasing is two non-binding LOIs and your site plan approval is three weeks old. Write the prompt that screens all four before you pick up the phone.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
