Map the deliveries pipeline in a matrix

Lesson 3 of 6 · Pick the market like a fund

1 · Learn the move · Comparison matrix

The buildings that will compete with yours are the ones that deliver in the same eighteen months, and a developer building to hold has to see them in one grid: one row per project, columns for size, status, delivery quarter, preleasing and the source for each. The model lays the grid fast and fails in two quiet ways. It fills blanks with plausible numbers, and it flattens status, so a project with a site plan approved sits beside one with steel up as if both were equally real. Keep status exactly as each source states it, never sum across statuses, and where two sources disagree on the same project, show both in the cell. The supply read at the end leans only on filled cells and says plainly that the grid holds the projects you pasted, not the market.

Build a matrix, one row per project below and no others: PROJECT | STATUS AS SOURCE STATES | SF | DELIVERY QUARTER | PRELEASED | SOURCE. Empty cells read [NEEDS: ...]. Where sources disagree, show both. Subtotal SF only within one status, with arithmetic tagged [verify]. End with a three-sentence supply read using filled cells only. [pipeline notes]

2 · Your turn. You write the prompt

You are building a 210,000 SF flex industrial project on a 26-acre site in the Corrister Road corridor of Tessary County, targeting a 2028 delivery you have not fixed. Your notes: Hollowgate Logistics Center, 340,000 SF, under construction, Q3 2027, 50% preleased (market report, Q2 2026). Corrister Crossing Flex, 120,000 SF, site plan approved, no delivery date (county planning office approvals list, June 2026). Stanmere Commerce Park Phase II, 260,000 SF per the market report and 285,000 SF per a broker's pipeline sheet, under construction, Q1 2028, no preleasing figure. Corwin Farm tract, 'proposed industrial', no SF (planning commission agenda, May 2026). Write the prompt.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
