Screen a site pitched for data centers on the one spec that decides it: power

Lesson 3 of 6 · Select the site against the program

1 · Learn the move · Red-team audit

In a growing metro, more and more 25-30 acre tracts arrive dressed as data-center sites: 'up to 60 MW', 'adjacent to transmission', 'fiber on site', and an asking price that assumes a buyer will pay for all of it. You are not building a data center. You are screening the land as a flex business community, and the power claim still decides two things for you: whether the story behind the seller's price has anything under it, and whether the ordinary three-phase service your suites need is confirmed at all. A model asked 'does this site work?' will read the headline megawatts and move on. Red-team the claim instead. Break it into links: who said it, what kind of statement it is, capacity or only proximity, what must be built and who pays, and when. Mark each HOLDS, FAILS or NOT IN THE DOCUMENTS and name the failure shape: marketing standing in for a utility commitment, a map standing in for capacity, intent standing in for an agreement. Then run the same audit on your own, much smaller, need. Price arithmetic on pasted figures is fine; a view on what the land is worth is not. Every failed link becomes a question for the serving utility and your electrical engineer, and nothing about delivered power is concluded.

Red-team the power claim behind this site's data-center pitch, then my own three-phase need for a flex business community. Links: source, kind of statement, capacity vs location, upgrades and who pays, timing. For each, quote the document and mark HOLDS, FAILS or NOT IN THE DOCUMENTS with the failure shape. Price per acre from the pasted figures only, tagged [verify]; no view on value. Questions route to the serving utility and my electrical engineer. [program box] [brochure] [seller letter] [utility email]

2 · Your turn. You write the prompt

A seller's broker sends you the 29.3-acre Quillridge parcel in Tavistree County. Your firm would screen it as a single-story flex business community of about 120,000 SF with many small suites, which needs three-phase power across the site, not megawatts. You have: the county economic development brochure ('data center ready', 'up to 60 MW available', 'adjacent to 115 kV transmission line', 'fiber on site'); the seller's letter ('asking $11,700,000, reflecting the site's data center power'); and a two-line email from a Tavistree Rural Electric Cooperative member services representative ('We have looked at the area and believe service can be extended. A formal load study would be required for any large load.'). Nothing states existing distribution lines, three-phase availability, a substation, or who pays for any extension. Your land basis comes from your own pro forma, which you have not pasted. Write the prompt.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
