Audit an answer before it goes in a letter
Lesson 2 of 5 · The buying week
1 · Learn the move · Fact-check list
With land, 'invented' looks like diligence. Forty acres when the deed says 38.6. Title 'clear' when nobody searched it. An easement the model assumed from the road. Three hundred feet of frontage read off nothing. 'Buildable' with no perc test, no will-serve letter, no zoning pull. A redemption date stated with a clerk's confidence by something that has never called a clerk. It all reads like a buyer who did the work. The audit is a list, not a feeling. Pull every claim out of the draft, one per line, and next to each write the record that proves it: the deed, the plat map, the tax record, the title search you ordered, the county's own zoning page. A claim with no record gets [NEEDS: the record to go pull], and the letter does not go out, and the offer does not get made, until every [NEEDS] is gone. Any date from a statute is quoted from the record and routed to an attorney in that state, never computed. The model builds the list. It pulls nothing. Draft copy, not legal, title or investment advice. Reviewed by: nobody yet.
Here is a draft owner letter and the parcel summary behind it: [paste]. List every factual claim, one per line: acreage, boundaries, frontage, access, title status, easements, zoning, utilities, dates, owner names, heir shares. Next to each, write the record that would prove it (deed / plat map / tax record / title search / zoning page / clerk's written answer / other). Do not tell me whether the claim is true; you cannot know. Any statutory date: write 'attorney in that state', not a record. End with the count and the records I must pull.
What invented means on this door
Invented, in this door, means a fact about the parcel or the owner that no record you pulled supports: an acreage or access claim not on the plat, a tax or redemption date no clerk confirmed, one heir treated as the whole owner when the deed shows several, a comparable sale nobody found in the recorder index, or a date the letter states as if it were real. Mark it [NEEDS: the record to go pull] and send nothing until it is pulled.
2 · Your turn. You write the prompt
The parcel summary for the Pruett County tract came back confident: '40 acres, clear title, 300 feet of road frontage, buildable, no easements, redemption period ends next month'. You pasted a tax record and a satellite screenshot. The owner letter is addressed and the offer figure is sitting in the draft.
Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.
Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.
Optional. These shape the output when you run your prompt below, not your score.
