Hold, sell, joint-venture or build: the decision memo

Lesson 1 of 6 · From holding to building

1 · Learn the move · Comparison matrix

Every rung-2 holder eventually stops asking what a parcel would sell for and starts asking whether to build on it themselves. That question has four honest answers, not two, and a model asked to weigh them will reach for a return figure or a construction cost that lives nowhere in your file. Lay the four side by side: keep holding, sell outright, bring in a partner who contributes cash or work for a share, or take it through entitlement and construction yourself and keep the finished asset. Score each option only on what changes your exposure, your control and what would have to become true next, quoted from what you pasted. A joint venture or partner contribution is flagged for securities counsel in the same cell it appears, because inviting someone else's money into a deal you control raises that question the moment it is written down, not later. The memo never says which option pencils, because pencilling requires a cost and a value this file does not contain.

Compare four options for this parcel: keep holding, sell, joint-venture, build and keep. Same rows for each. Quote what I pasted for anything about the parcel, the entity or an inbound offer; flag the joint-venture option for securities counsel; every cost, return or value cell reads [NEEDS: ...]. Do not recommend an option.

2 · Your turn. You write the prompt

You hold 11.6 acres in Dunmere County in Corrow Hollow LLC, current-use enrolled since you bought it, zoned for the density you would want if you built. You have pasted the deed, the current-use enrollment record, an unsolicited text from a broker with a number in it, and an email from a small local builder proposing he 'brings the crew and the know-how' for a share of the finished units. Write the prompt for the memo that lays out all four paths before you answer either message.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
