Red-team the Phase I. Never clear the site yourself

Lesson 3 of 6 · Title, survey and the whole block

1 · Learn the move · Red-team audit

The corner lot on an infill block is often the one that once sold fuel, fixed tractors or kept something in a tank, and it is often the lot the whole block needs. The Phase I you paid for says what the environmental professional found, and it also carries comfort language: 'no evidence of a release was observed', 'reported by the owner', 'considered de minimis'. A red-team audit reads the report the way your lender and your eventual buyer will. It pulls every recognised condition, historical or controlled condition, de minimis finding and data gap, quotes each with its section, and attacks every reassurance by asking what it rests on. It never calls the site clean and never decides whether more testing is needed. It also checks something holders routinely miss: whether the report names the entity that is actually buying.

Red-team this Phase I for me as the buyer. List every recognised condition, historical or controlled condition, de minimis finding and data gap, quoted with its section. Quote every reassurance and ask what it rests on. Quote who the report says may rely on it. Never say the site is clean, never recommend no further action, never decide on further testing, never say the purchase can proceed.

2 · Your turn. You write the prompt

Parcel 22-0615-011 is the corner lot of the Nantle block and its Phase I came back last week. Section 4.2 names a former underground fuel tank and says a closure letter 'was reported by the owner'. Section 4.5 calls stained soil by the old loading door de minimis. Section 6.1 says aerial photographs for 1960 through 1978 were not available. The report is addressed to your operating company, but a new single-asset LLC will buy the lot. Write the prompt.

Write the prompt for this scenario as given, or swap in a real one from your own work. The score works the same either way.

Remember: the AI sees only your prompt, not this page. If the situation isn't in your prompt, it doesn't exist.

Optional. These shape the output when you run your prompt below, not your score.
